Intermediate / Senior Project Manager

We are looking for an experienced Intermediate / Senior Project Manager to join our team.
The successful candidate will be an experienced project management professional with a strong understanding of project delivery, budget development and financial management, contract administration, client representation, and project leadership.
In this role, you will represent the Owner throughout the project lifecycle, lead multidisciplinary teams, develop and manage project budgets and schedules, navigate complex project issues, build strong client relationships, and provide leadership and mentorship to junior members of our team.
The Role
As an Intermediate / Senior Project Manager, you will act as a trusted advisor and representative of the Owner, managing projects from initial planning and budgeting through design, procurement, construction, commissioning, and close-out.
You will manage a diverse portfolio of projects of varying size, scope, and complexity, ranging from renovations and upgrades to additions and new builds. Projects may be delivered in occupied and operational environments and will require the ability to adapt your project management approach to suit the specific needs, risks, and objectives of each project.
You will be responsible for keeping projects aligned with the client’s goals and objectives while maintaining control of scope, budget, schedule, risk, and quality.
A strong understanding of project finances is essential. You will be expected to develop and manage project budgets, understand the financial implications of project decisions, anticipate cost pressures, manage change, and provide clients with clear and accurate financial reporting throughout the project lifecycle.
Responsibilities
- Lead projects of varying size, scope, and complexity, from renovations and upgrades to additions and new construction, through all phases of the project lifecycle.
- Develop and manage projects across sectors including education, healthcare, commercial office, institutional, industrial, and public infrastructure.
- Lead the development and ongoing management of project budgets, including initial budget development, cost forecasting, commitments, expenditures, contingencies, allowances, cash flow, and cost-to-complete forecasting.
- Analyze project costs and understand the financial impacts of design decisions, procurement strategies, schedule changes, risks, and change orders.
- Identify potential budget pressures early and develop practical strategies to maintain alignment with the approved project budget.
- Develop and manage project schedules, project controls, and risk registers.
- Develop Requests for Proposals (RFPs) for architectural, engineering, commissioning, testing, and other professional consulting services.
- Develop tender documents and coordinate procurement for project construction and delivery.
- Procure, coordinate, and manage consultants, contractors, and specialty service providers.
- Understand, interpret, administer, and enforce construction contracts and contract documents.
- Monitor project scope, schedule, budget, quality, and risk, proactively identifying and resolving issues before they impact project outcomes.
- Monitor construction progress to help ensure projects are delivered in accordance with the approved design, budget, schedule, quality standards, and contractual requirements.
- Prepare and present regular project status reports, including budget, schedule, risk, change management, and overall project progress.
- Review design documents for completeness, constructability, budget implications, and alignment with client objectives.
- Develop strong client relationships and act as the client’s primary point of contact throughout the project to achieve their goals and objectives.
- Understand client drivers and identify value engineering opportunities that provide functional, cost, or schedule benefits.
- Build collaborative project teams that leverage the individual skills and expertise of clients, consultants, contractors, and other stakeholders.
- Coordinate commissioning, occupancy, deficiencies, documentation, warranty activities, and project close-out.
- Provide leadership, coaching, and mentorship to junior project managers and other team members, including guidance on project management practices, budgeting, contract administration, client communication, and issue resolution.
- Support junior team members in progressively taking on greater project responsibilities while providing appropriate oversight, coaching, and feedback.
- Contribute to the continuous improvement of Grey Cardinal’s project management practices, tools, and processes.
Experience
- 7+ years of project management experience for an Intermediate Project Manager or 10+ years for a Senior Project Manager, preferably within the construction and capital project environment.
- Post-secondary education in Engineering, Construction Management, or a related discipline.
- Strong demonstrated experience developing, managing, forecasting, and reporting on capital project budgets.
- Strong financial understanding of construction projects, including consultant fees, construction costs, contingencies, allowances, commitments, change orders, cash flow, and cost-to-complete forecasting.
- Demonstrated ability to identify potential budget pressures and project risks and provide practical recommendations to keep projects financially and operationally on track.
- Strong understanding of construction contracts, procurement methods, tendering, scheduling, risk management, and change management.
- Demonstrated experience with contract administration and construction-phase project management.
- Experience leading multidisciplinary project teams and coordinating clients, consultants, contractors, and other stakeholders.
- Demonstrated ability to build and maintain strong client relationships.
- Experience providing leadership and mentorship to junior project management staff.
- Excellent written and verbal communication, leadership, negotiation, problem-solving, and organizational skills.
- Professional designation such as P.Eng., PMP, Gold Seal, PQS, CET, or equivalent is considered an asset.
- Experience managing projects in healthcare, education, institutional, commercial, industrial, or public infrastructure sectors is considered an asset.
- Proficiency with Microsoft Office and project management software.
- Valid driver’s license and ability to travel within Atlantic Canada as required.
